A real estate professional is a strong advocate for your needs and realizes that the information and support you need during this process is just as important as the actual deal. They will know the local market, local community, and all of the important details and potential obstacles that can occur during the purchase process.
Realtors have a fiduciary duty and obligation to remain loyal to their clients. A client’s interests must always be the realtor’s first priority, even above profits. This means that realtors should avoid a conflict of interests at all costs and protect clients’ interests fiercely!
Unfortunately, there’s a lot of paperwork that occurs during the home buying process. However, it’s your real estate agent’s job to help guide you through all of the contracts, agreements and other documents that come up during the process of buying a home. From the moment you reach out to closing, your real estate agent is your connection to everything involved when buying a house.
A great real estate agent should:
- Walk you through any paperwork.
- Communicate with you and all other parties involved.
- Provide information on the home inspection process.
- Continue to support you through the closing process.
- Be familiar with the local housing market, including pricing.
- Knowledgeable on local and state real estate laws.
- Understanding of your needs.
- Supportive in just the way that you need them to be.
- Knowledgeable on the way homes are built.
- Knowledgeable on repair and upgrade costs.
- Knowledgeable on local school systems, places of worship, and the local community.
Here are some basic steps on how to get started on this process:
- Understand what you can afford!
- Get pre-approved! This is an offer from a lender telling you exactly how much they’re willing to lend you and the offer is good for 90 days!
- Being pre-approved shows your agent, the homeowners and their agents that you’re serious about buying a house.
- Down payments and PMI.
- Typically, buyers put a down payment on the home of 5 to 20% of the purchase price but this can be as little as 3% with an FHA loan. Buyers putting down less than 20% are required to pay Private Mortgage Insurance (PMI) monthly until they build up at least 20% equity in their home.
- Find your team!
- Start with a knowledgeable and trustworthy real estate agent. From there they can guide you on the right attorneys, lenders, and home inspectors.
- Find the right home!
- Let your real estate agent help you with this but don’t be afraid to look on popular sites such as Zillow.
- Buyer’s agents search for local properties that match their client’s requirements and price range.
- Work with your lender
- Make your offer!
- Once you’ve found a house you love, your real estate agent will submit an offer and negotiate on your behalf throughout the process.
- Inspection and appraisal
- Inspections determine any major damage to the home that needs repairs.
- Appraisals are for mortgage approvals to confirm the house is worth the price.
Some more tips that we highly suggest are factoring in your commute into your decision, knowing about local school systems, and to know about the community! According to the National Association of REALTORS® 2015 Profile of Home Buyers and Sellers, 25% of home buyers listed school quality and 20% listed proximity to schools as deciding factors in their home purchase.
